The Nilgiris open wide at Kotagiri (located near Ooty and Coonoor)—slopes of emerald tea gardens, ridges softened by drifting clouds, skies that shift from gold to grey within moments.
 

Perched dramatically on the edge of a cliff and engulfed by sprawling tea estates, Hushstay x The Aerie opens to endless views of the Nilgiris—rolling valleys, dense forests, and mountains that vanish into the clouds. True to its name, The Aerie feels like an eagle’s nest—its perch high above the ridges offering a rare vantage that is both vast and deeply personal.

Designed by an architect in a Scandinavian modern style, the villa features clean lines and cantilevered balconies that appear to float over the landscape. Its three spacious bedrooms and expansive living areas are framed by floor-to-ceiling glass walls, blurring the line between indoors and outdoors, inviting the horizon into every corner. At first glance, The Aerie feels suspended in the air, yet it is rooted deeply in the stillness of Kotagiri’s hills.
 

Life here is an art form. Mornings begin with tea in hand as the valley wakes beneath you. Afternoons stretch long in the cantilevered living room, where clouds drift past the glass as though you could almost touch them. Evenings gather softly around the warmth of a bonfire in the gardens, where stars above mirror the quiet within.

An elegant stairway winds its way through the villa, with bedrooms unfolding on either side—two expansive sanctuaries and a third, slightly more intimate room, all suspended between earth and sky. Floor-to-ceiling glass windows frame 180° views of the Nilgiris in every mood—mist at dawn, gold at dusk, stars at night.
Stone walls and polished concrete ground the interiors, while low bedding, warm lighting, and bathrooms with bathtubs invite unhurried rest. These aren’t just rooms, but experiences, where mornings begin with tea against waking hills and nights end in the hush of drifting clouds.
