For those who yearn to wander off the beaten path, this hidden corner of Himachal holds a beauty that reminds one of the timeless charm of Kashmir, its meadows, forests, and skies unspoiled and endlessly inviting.
High in the folds of the Dhauladhar range just above the Uhl river, where pine forests whisper in the wind and meadows open to vast horizons, lies a retreat at nearly 8,000 feet above sea level. The river itself becomes part of your days here—whether it’s a quiet walk listening to its flow or simply pausing to watch sunlight dance on its waters. Just an hour’s drive from Bir, yet far removed from its paragliding buzz, it was on one of their mountain biking expeditions along these very trails that the owners first discovered Kardhar. What they found was a landscape that demanded both stillness and exploration—and that spirit is now preserved within Hushstay x The Kardhar Project.
A 3-bedroom Himachali home built with mud, stone, and slate, the retreat is rooted in the rhythms of the land yet elevated with thoughtful Kathkuni design. Its wooden verandas and sun-drenched courtyards open to sweeping views of snow-dusted peaks, cedar forests, and meadows that shift colors with the seasons. Inside, timbered ceilings, stone walls, and handpicked details echo the spirit of the mountains, while the kitchen celebrates local flavors—ingredients sourced organically and cooked into menus that always feature Kangra & Mandi delicacies.
Here, life moves at its own rhythm—mornings spilling golden light across slate roofs, afternoons wandering meadows, cycling along winding trails, or simply lingering by the river, evenings savoring home-cooked meals on the verandas. And by nightfall, as the valley turns to shadow and stars scatter across the sky, the house glows like a hearth on the hillside. Through it all runs a quiet ethos of giving back: every month, 2.5% of the home’s revenue supports the local panchayat and school community—so your stay also nurtures the land and its people.

THE SPACE
As one approaches the house, the mountains rise like ancient guardians, their mist-draped slopes guiding you to a dwelling that feels as though it has always belonged here. The first impression of Hushstay x The Kardhar Project is striking—a sloping roof clad in heavy stone slates, a timeless Himachali choice that keeps the interiors cool in summer and warm through biting winters.
Step closer, and the rugged charm of the house begins to unfold. Mud-plastered walls meet the honeyed tones of local wood, their textures carrying the story of the land. Folk paintings add a gentle rhythm of tradition, each brushstroke a whisper from the valley’s culture.
On the ground floor, an inviting “आँगन” opens up—a broad stone verandah framed by sturdy pillars. This is where mornings stretch over endless cups of tea and evenings gather around soft conversations, with wildflowers swaying just beyond the edge. The home's “बैठक”, or living area, welcomes you inside with its low-floor seating, large windows, and soft lighting, creating a warm and welcoming space to relax.
Ascend to the “पोड़ा”, a vast, uncluttered wooden balcony on the upper floor. With no distractions, it frames nothing but the raw drama of the mountains, clouds, and shifting light. It is here that time loosens its grip.
Inside, oversized windows invite the wilderness in, making the landscape part of every room. The interiors are minimal yet soulful—wooden furniture, handcrafted details, and organic textures blending effortlessly with the mud walls. In the 03 comfortable bedrooms, you'll find a quiet sanctuary to rest after a day of exploration. THE ROOMS
The bedrooms at Hushstay x The Kardhar’Project, affectionately called “ओबरी”, are more than just places to sleep—they are cozy havens designed for deep rest. Each room holds a quiet, soulful charm, with a minimalist style that encourages you to slow down and simply be. You'll wake up to the sun streaming through large windows, with the magnificent valley laid out before you, making the outside world feel like a part of your personal sanctuary. The soothing warmth of the low-floor beds, wooden floors, and high ceilings wraps you in a comforting embrace, a feeling that is quintessentially Pahadi.
Two of the rooms offer a special treat for families, with a sweet, little attic room attached—a perfect secret hideout for the kids. The third room, with its comfortable twin beds, is a welcoming space for friends or family members to share stories and create new memories. With their well-appointed ensuite bathrooms, these rooms are a true home away from home, where every detail has been chosen to ensure you feel a sense of belonging from the moment you arrive.

We offer simple wholesome Vegetarian and Non-vegetarian meals sourced locally and cooked homestyle fresh in our kitchen. Expect to sample finger-licking Himachali food along with the customary fare from the mountains, stuffed parathas, and pakoras with chai.

As with all great places, getting to this paradise-of-a-location requires a 12 km (little bumpy) drive on a scenic mountain road . A car with a good ground clearance or 4x4 is preferred.
House Rules:

Our check-in and check-out time is 12 PM and we are flexible with these timings but please consider that the team has to prepare the place for the next guests.

Slow and soft music is okay, but please do not play loud music after 10 PM.

We like to keep the house clean for everyone. Outside footwear is not allowed inside the house. Please bring your slippers and feel comfortable.

You can smoke in the verandah but as a statutory policy, we follow a strict no-smoking policy inside the Bedrooms and Toilets.

We are Pet-friendly. If you are bringing your pet, please bring your own pet beddings and pet food and make sure your pet is friendly with other dogs.

We a have goal soon to catch with your help, which is going net zero and fully sustainable. Hence please refrain from bringing things that come dressed in plastic like bottled water, sodas, and snacks We try to provide everything in our place and avoid plastic spillage to the environment.

This 03 bedroom place is offered exclusively to only one group at a time, the tariff remains the same for up to 04 guests and a maximum of 08 guests can be accommodated. Rooms are offered on double occupancy.

Please note that like any other home in the mountains, we do not have an air-conditioner at the property. Hushstay x The Kardhar Estate has been designed in such a way that there is proper wind circulation if the windows are opened in the afternoon.

Electricity: Electricity is usually not a problem, however, being at an offbeat location, if there is an unprecedented power outage, we have to manage with lanterns and candles for lighting the rooms and dining. This might also offer you an opportunity to switch off and gaze at the starry night sky. We promise you will not regret it.

Please refrain from using bottled water as fresh purified water is available at all times.

We can arrange room/bedding for team on prior notice. Driver accommodation is available within the radius. Kindly inform the hosts in advance if you have any staff accompanying you.

There is a good 4G connectivity for Airtel and Jio users (depending on the weather), if you are planning to work from Hushstay x Kardhar Prject. Being at an offbeat location, we do not have a WiFi connection in place.

Date of booking - 31 days before arrival : 25 % cancellation fee on the total booking amount
