THE SPACE
At Hushstay x Fagunia, local craftsmanship and nature's poetry unite to create a retreat that's the epitome of subtle charms and understated, minimalist luxury. Originally crafted stone by stone by a Kumaoni farmer and later expanded by a Pahadi-Telugu couple, this boutique mountain homestay is an intimate haven, tailored for discerning travellers yearning to reconnect with nature and seeking solace in tranquillity.
The architectural aesthetics harmonize traditional Kumaoni stone building techniques with contemporary influences. Spread across three levels, the house has been designed in a way to maximise the flow of light and air while merging flawlessly with its backdrop of a lush forest.
Here, quirkiness dances with functionality. The inventive use of available space with many delightful nooks and niches sparks curiosity and delight, making your stay an adventure in itself.
The extensive gardens surrounding the house beckon guests from every level, encouraging conversations and moments of quiet contemplation.
There is a common kitchen and a semi-al fresco communal dining area on one side that overlooks the adjacent pine forest and a large common garden on the front side with an outdoor BBQ station and a wood-fired pizza oven. The perfect setting for a family or group wanting exclusive access to the sprawling ~2-acre farm estate.
THE ROOMS
Each of the 03 rooms at Hushstay x Fagunia is curated around a theme and appointed with an eclectic range of handpicked antique furniture, furnishings and art pieces to make your stay comfortable and memorable. The aesthetics of the villa is inspired by the birds found in and around Fagunia with each of the suites and rooms themed around a particular bird. A specially commissioned series of paintings of the birds act as central focal points in the suites and rooms. The individually selected art pieces and artefacts spread across the villa celebrate the owners' love for Indian wildlife and traditional art forms from the different states of the country.
Located on the middle level of the villa, the Barbet Suite consists of an expansive drawing room with a distinctive fireplace and a bright master bedroom with an ensuite toilet and an attic. The master bedroom has an antique queen-sized four-poster bed. The cute and cosy low-height attic sleeping area is accessed through an internal wooden staircase from the drawing room. The attic comes with 2 floor-level mattresses and has beautiful views of the pine forest on the opposite hill. Please note that the low-height entrance into the attic has no door. Both the master bedroom and drawing room of the suite open out onto an expansive private balcony that offers glorious views of the mountains in front and the valley below. This suite can sleep 4 people maximum including children.
The cosy Starling & Sparrow rooms are located on the lowest level of the house and feature huge picture windows offering beautiful views of the garden and the valley in front and which also let in ample light. Both rooms come with 2 single beds, and an ensuite bathroom.

THINGS TO KNOW BEFORE BOOKING
Meals:

Three vegetarian meals (breakfast, lunch, dinner, evening snacks, morning and evening tea or coffee) are included in the tariff for booked guests unless otherwise mentioned.

Non-vegetarian meals and bonfire (bonfire only between Nov-Feb) are available as an add-on option at an extra cost, which you can choose while booking.

The food is an eclectic melange of Pahadi and Telugu influences and is made of seasonal farm fresh and locally available ingredients.

A DIY barbecue can be organised at an additional cost and on 03 days prior intimation.

Our meals are served as per a fixed menu and at designated times in the common dining area.

Lunch on the day of check-in is not included. Your meal plan will begin with evening snacks on day of checkin and end with breakfast on day of checkout

Please note that we are located in a remote village which has only a couple of basic shops which stock bare essentials. The nearest town market is in Bajoon which is 5 km away while the nearest city market is in Nainital which is about 15 km away so please pack accordingly. We do not maintain any stocks of packaged food items like bottled water, soft drinks, snacks, maggi etc.

Hushstay x Fagunia is located in a small and remote hamlet in Uttarakhand in the Kumaon mountains of the Indian Himalayas. We are at an altitude of ~5000 feet.

Nearest Railway Station (Kathgodam) - 35 kms / 01 hr
Nearest Airport (Pantnagar) - 74 kms / 02 hrs
Bareilly Airport - 155 kms / 3.5 hrs
Nainital - 20 kms / 45 mins
Kainchi Dham - 35 kms / 1.5 hr -
As with all great places, getting to this paradise-of-a-location requires a 4 km drive on a scenic but rough forest track which needs to be driven on cautiously and slowly and is only motorable up to SUV car size. Force Travellers or Wingers etc cannot be driven on the forest track.

From our village parking area, you will have to walk down a cemented village path for about 5-10 mins (~500m) to reach our place. Please note that this path is not accessible friendly so our place is not apt for anyone with mobility issues. Same path needs to be climbed up while going back.

Porterage charges from the village parking area until the villa and back are not included in the booking price. We can arrange a porter upon advance notice. The porterage charges are Rs 50 per bag or suitcase per round.

The owners have worked on their dream home for years to give it its present shape. While they have done their very best to equip the villa with the best fittings and furnishings to provide a luxury hotel like comfort we request you to be considerate and treat it like your home and not as a hotel. Given its remote location and close proximity to nature, there may be inconveniences that you may face but rest assured we will do our best to offer you a memorable experience.

We follow a strict no-smoking policy inside the house. You may ask the caretaker for an ashtray and smoke outside in the garden or the balcony if you need to.

Sustainable Travel: We do not provide mineral water bottles or aerated drinks and encourage our guests to avoid or take back their plastic garbage. Clean drinking water in bottles is provided.

Hot Water: We use a solar heaters for hot water in the bathrooms. During the monsoons & winters, hot water through a backup heating rod will be available for two hours every morning (8-10 am). So we request you to have your baths during this time as it is not possible for us to heat water during the day/evening due to low voltage.

This place is offered exclusively to only one group at a time, the price varies depending on the number of guests. Please select the exact number of guests while booking.

Rooms are offered on double occupancy up until 08 guests and other rooms are locked. We will offer an extra bed/mattress if you are more than 08 guests and can accommodate a maximum of 10 guests only.

Please carry your own toothpaste, toothbrush, shaving kit, alcohol, toilet paper, and any special medicines or food requirements you may have. Fresh bed linen, towels, shower gel, shampoo, handwash and filtered water will be provided.

Electricity: As an eco-friendly homestay, we use only a solar inverter for power backup which provides basic light and internet backup for about 4-5 hours in case of a power cut. In case of longer power cuts, once the inverter runs out of battery, please bear with the power disruption until mains power comes back. Emergency portable solar lights are available.

Please note that like any other home in the mountains, we do not have an air conditioner at the property. Fagunia has been designed in such a way that there is proper wind circulation if the windows are opened in the afternoon. Besides, we also have ceiling fans if you feel the need for the same.

We can organise separate accommodation for drivers or male house-helps in a neighbouring village home. Please inform us at the time of booking. Charges are additional.

Outside guests are not allowed during the stay. The property is only accessible to guests who have booked with us.
Wifi and Connectivity:

There is a dedicated 100 Mbps broadband WiFi . But due to the remote location and/or if there is bad weather, it sometimes can become slow or even stop working.

There is a good 4G connectivity for Jio users, unless the weather is bad.

If you need mission critical access to the net during your stay, please carry Jio dongles as your internet backup.

“A beautiful aloof homestay. Reaching was a bit of a challenge but one can say it was an adventurous ride for about 15 mins and then you land on to this well built homestay with white fence, crossing through the village and you find yourself in serene with those views.
The rooms are designed so beautifully especially the Attic room, from there one can see the starts and the moon. Good collection of the books they have with a bunch of board games that one can play all day with friends and family.
A few hikes around the property that one can do along with small drive journey to Nainital and just roam aimlessly."

“Fagunia is a lovely nature hideaway completely off from the hustle bustle of everyday city chaos. While the indoor spaces are all wonderfully done, the garden is the best place to sit back and soak in the stunning views over cups of fragrant filter coffee. The staff is warm and caring and make delicious meals. There are ample outdoor spaces for your two or four legged babies to enjoy much needed exercise. And for walking enthusiasts, there's a enjoyable trek/walk right from the property where you can find a waterfall, a pretty moss covered bridge, rock formations and of course, uninterrupted mountain and valley views. A must visit for those looking for a piece of peace.
