Aptly named Hushstay x Khaas, this 06 Bedroom home (04 Bedroom + 02 Bedroom Unit) weaves traditional kath-kuni architecture with thoughtful design sensibilities — stone warmed by the sun, timber breathing with the forest, windows framing endless ridgelines, a sky deck with 360-degree views and an all-glass conservatory surrounded by Deodars. THE SPACE
Hushstay x Khaas is a home where heritage, craftsmanship, and slow luxury come together through architecture. Designed and built by renowned architects and designers working in sustainability and local Himachali craft, the structure rises from the ridge in the traditional kath-kuni style — deodar wood and stone interlocked in a unique manner.
The tower with a skydeck (aaKaash) marks the home’s most defining silhouette, standing tall above the trees and offering uninterrupted views of the Western Himalayas on one side and the deep Deodar forest on the other — a vantage point that immediately sets the tone for the stay.
From this elevated perch, the home unfolds gradually into its living spaces. On the second floor, two warm, sun-washed bedrooms form an independent 2-bedroom unit with a private verandah. The first floor opens into three beautiful bedrooms that, along with a fourth bedroom on the ground floor, form the 4-bedroom unit. Throughout, sweeping windows frame ever-changing ridgelines and balconies become open viewpoints, inviting you to pause, breathe, and simply look outward.
At the heart of the home lie the common spaces — a welcoming living area, a cosy dining space, a foyer lounge with sloping ceilings, a pool table, and a Marshall speaker that sets the mood for long evenings. And then the conservatory: an all-glass room embraced by towering deodars, where sunlight glows softly through the day and conversations stretch long into the night. Here, the sun wraps you in sardi ki dhoop as you enjoy garam garm chai — a memory that stays long after the holiday ends. Gentle aesthetics, layered textures, and shelves of thoughtful books create corners made for romance — whether shared between two or felt in the warmth of a big family gathering.
Outdoors, the home opens into a serene garden space where bonfire nights unfold under a sky full of stars, the flames flickering against the silhouette of the forest. THE ROOMS
The bedrooms at Hushstay x Khaas are designed to reflect the gentle moods of the mountains—warm, sunlit retreats where time naturally slows. Each of the six rooms is named after a feeling the Himalayas evoke: Sabr, Sukoon, Susti, Fursat, Harkat, and Rahat.
The living room, dining space, foyer lounge, and the stunning all-glass conservatory are shared by guests staying in either unit, creating a seamless blend between private spaces for retreat and open spaces for connection.
Whether you choose the 4-bedroom unit, the 2-bedroom unit, or take over the entire home, every room at Khaas offers its own narrative — yet all lead you back to the same feeling: deep comfort, warmth, and the joy of simply being in the mountains.
04 BEDROOM UNIT

Three spacious bedrooms occupy the first floor, each with its own distinct personality — one anchored in soft floral textiles, another washed in warm earth tones, and a third defined by oversized windows that frame the mountains as if they were artwork. The fourth bedroom on the ground level (meant for pet parents) adds privacy and convenience, opening close to the common areas for easy movement. Together, the four rooms feel like different chapters of the same story — independent in character yet held together through a gentle aesthetic language of wood, light, and mountain air.
02 BEDROOM UNIT

Tucked away on the second floor, the 2-bedroom unit is a world of its own — often chosen by couples, close friends, or small families seeking a more private Himalayan escape. Both bedrooms open to a beautiful private verandah suspended above the forested slope, turning sunrise rituals and late-night conversations into a memory in themselves. Sustainable Travel: We do not provide mineral water bottles or aerated drinks and encourage our guests to avoid or take back their plastic garbage. Clean drinking water in bottles is provided.

We are Pet-friendly, however we can only accommodate pet parents in our ground floor room and hence pets are allowed only if you are booking the 4 bedroom unit. Please be mindful that there might be other guests sharing the house with you.

Each of the two units is offered to one group at a time. If you are a group of 5 or more, we would recommend the 04 Bedroom unit. If you are a group of 02 - 04 guests, we would recommend the 02 Bedroom unit for you. Rooms are offered on double occupancy and tariff varies depending on the number of guests so please choose the correct guest count upon checkout.

Electricity: Electricity is usually not a problem, however, being at an offbeat location, if there is an unprecedented power outage, we have a genset as power backup to keep the lights and some power points running. This might also offer you an opportunity to switch off and gaze at the starry night sky. We promise you will not regret it.

We have a centralised heating / cooling system installed in the common areas. All bedrooms are air conditioned and portable heaters can be provided if needed.

There are additional charges for Bonfire to be paid at the property.

We can organise separate accommodation for drivers or male house-helps. Please inform us at the time of booking. Charges are additional.

Outside guests are not allowed during the stay. The property is only accessible to guests who have booked with us.

A peaceful walk from the house takes you to a small Mata Rani temple tucked between the deodars. In the opposite direction, the forest calls for slow jungle walks & hikes, with tall trees, crisp air, and the subtle music of the hills accompanying every step. One of the most memorable moments here is climbing up to the sky deck for tea, rolling Himalayan ridgelines, drifting clouds, shifting light or star gazing at night. Evenings at Khaas are unhurried and warm, bonfires crackle, barbecues sizzle softly, and conversations unfold under an open sky.
And if you wish to step beyond the ridge for a while, head out to explore the theog market or to Hatu peak. Shimla lies just a short 30-minute drive away. Spend a few hours exploring its heritage lanes and cafés and return by evening to the silence and comfort of Hushstay x Khaas, a contrast that makes the home feel even more special.
